House Rules

These house rules are specially prepared to assist you in the moving-in process and setting up your home in the condominium. Do find the time to read them and if you still have questions which are not answered, please feel free to approach the Management Staff. We are only too pleased to assist you in any way possible.

Some residents may disagree with certain House Rules, but it should be appreciated that the House Rules are formulated for the common good. However, to meet the changes in the owner’s requirements, the House Rules can be revised as necessary at any Annual General Meeting, if such changes have a majority support and provided they meet the requirements of the Land Titles (Strata) Act.

Your co-operation in observing the rules and regulations set in the following pages will help to make the estate a more congenial place to live. The House Rules have a legally binding effect on all owners, residents and visitors.

The specific house rules for Sunglade can be downloaded from the document section of the portal available here. Only registered users are able to download the house rules. To register and request an account please click on the register link at the top of the page (or available here). Once approved by management you will then have access to the restricted areas of the portal.

Recreational & Communal Facilities

For full enjoyment of facilities by all residents at Sunglade, it is encourage that the resident observe and comply with the House Rules.

  • Resident and their guest are entitled to use the recreational and communal facilities during the opening hours. The resident shall accompany their guest at all times and shall ensure that their guest comply with the House Rule.
  • Resident shall be required to produce their facilities card while making reservations for the recreational facility. The Management reserves the right to refuse anyone who are able to provide the facility card upon reservation.
  • Children under the age of twelve (12) years old shall not be allowed to use any of the recreational facilities unless accompanied by an adult person who shall be responsible for their safety and health and proper behavior.
  • Resident and guest shall be properly attired when using the recreational facility.
  • Resident shall be responsible for any damage caused to the recreational facilities by them or their guest. Resident shall inform the Management or Security of any existing damages prior to their usage or they shall be held responsible for the damages to the common facility.
  • The Management shall not be held responsible for loss or damage to any personal property, injury or death resulted from the use of the facility.
  • The Management or any security personal reserves the right to stop and require any person attending the common facility to identify him or herself at any time.
  • Except for those activities for which the recreational facilities are specially intended for, no other games or activities (such as football, badminton, roller skate, skate boarding, aerobics, etc) shall be permitted.
  • Resident and their guest shall abide by all rules and regulations when they use the recreational facilities. Each facility has its own rules and regulations.
  • Smoking is strictly prohibited within the enclosed recreational facility.

Access Cards

  • Resident's Access Card shall be issued free of charge for first application. Each apartment is allocated four (4) Residential Access Cards.
  • Resident's Access Card is used to gain entry into the Condominium by the side gate by waving the card against the card reader. It also serves as an identity card for booking of recreational facilities.
  • Residential Access Card is issued to the subsidiary proprietor. For tenanted apartments, tenant shall collect the residential access card from the subsidiary proprietor.
  • The Management reserves the right to request for the documentary evidence to prove that the applicant is/are residing in the Condominium before issuing the Resident Access Card.
  • To replace a lost card, a letter declaring the loss of the card is required. Please inform the Management of any lost of card immediately.
  • When an apartment is sold, all Residential Cards must be issued to the new Subsidiary Proprietor. A charge of $30.00 per card shall be imposed for any new application and payable by the new Subsidiary Proprietor.

Electronic Parking System

  • The system identifies vehicle through the In-Vehicle Unit for access control
  • The Vehicle Parking Label is issued by Management upon registration of vehicle for the control of designated parking area
  • Vehicle owners who are the Subsidiary Proprietor(s) only require to submit the Lease Agreement or Vehicle Registration Details from LTA to management for registration
  • Vehicle owners who are not Subsidiary Proprietor are required to submit in addition, SunGlade’s Vehicle Parking Registration Form endorsed by Subsidiary Proprietor, for registration
  • The Management reserves the right to remove any vehicle that is found parking in areas other than a designated lot. The cost of removal shall be borne by the owner of the vehicle
  • Residents shall ensure that no damage is caused to the fittings and fixtures in the car park and driveways. Offenders shall be liable for any damage caused

Vehicle Parking Label

  • The Vehicle Parking Label is issued for security identification purposes and segregation of designated parking area
  • The Vehicle Parking Label shall be displayed prominently on the windscreen
  • All residents are required to inform the Management of any change of vehicles or vehicle registration particulars so that a fresh label may be issued in exchange. All Vehicle Parking Labels are not transferable

Parking Areas

  • Parking Areas shall not be used for recreation, storage or repair works by resident or their visitor
  • No reservation of any parking lot is allowed except for those labelled ‘Handicapped’ where applicable
  • Visitor driving into SunGlade shall give their particulars including the block and unit number of their intended visit to the guard on duty at the Guard House. All visitors are only allowed to park in Basement 2
  • Commercial vehicles owned by the residents are only allowed to park in the car park after consent is obtained from the Management
  • Vehicles and machinery such as fork lift, generator, welding machine, air compressor, lifting equipment, containers, etc, shall no be allowed to enter the estate unless with prior consent from the Management
  • Vehicles such as cranes, road tanker, container, trailer, etc, shall not be allowed to park in SunGlade without prior consent from the Management
  • All motor vehicle shall be parked in the parking lots. No vehicles shall be left unattended in any driveways or other common property within the condominium except for loading & unloading purposes that obtained consent from Management
  • Servicing of vehicles parked within SunGlade are not allowed (except in an event of flat battery or tyre)
  • No motor vehicle shall be parked beyond the boundary lines of the parking lot or in a manner that causes inconvenience to the neighbouring lot or obstruction to the traffic flow in or around the car park
  • Washing of vehicles using water hose is not permitted
  • All vehicles in SunGlade are parked at vehicle owners' risk. The Management shall not be liable for any theft, damage or other misdemeanour caused to the vehicle and/or their contents.

Wheel Clamping

The car label is issued for security identification purposes and will be presented with the transponder.

  • A notice will be served to any vehicles parked in non-designated areas or discriminately on the road side or 2nd car and visitor car not parked at basement 2 car park. A grace period of 15 mins will be given after the notice has been served. Thereafter, the vehicle will be wheel-clamped which a fee of $100.00 (exc GST) will be payable to the management.
  • An admin fee of $20.00 per day clamped will be compounded until the wheel-clamped charge of $100.00 plus GST is paid.
  • The Management Council is empowered to decide on the waiver of the wheel-clamped charges.

Use of Recreational Facilities

Barbecue Pits

  1. Only resident with a valid Facilities Card is permitted to book the barbecue pits. All bookings are on a first-come-first-serve basis.
  2. Bookings shall be made in person more than one (1) month in advance at the Management Office during office hours. Application forms shall be completed and submitted to the Management Office together with the payment of a non-refundable booking fee of S$15.00 per session and a refundable deposit of S$50.00.
  3. Each apartment is entitled to book one (1) session per month subject to the availability of the barbecue pits.
  4. Cancellation of bookings shall be made at least one (1) week before the booked date. In this case, the booking fee of S$15.00 will be refunded. The resident shall then choose to book another date.
  5. All bookings are not transferable.
  6. There shall be a maximum of ten (10) guests at each barbecue area.
  7. Resident shall ensure that their guest comply with the rules and regulations contained herein.
  8. Telephone or online bookings shall not be valid unless the residents have proceeded to make the deposit and fee payable at the Management office.
  9. Resident shall ensure that the barbecue pit area is cleaned and left in a tidy condition after use.
  10. Buffets and usage of steamboat is not allowed.
  11. All unwanted leftover food, litter etc. shall be properly disposed of into the refuse containers provided nearby.
  12. Setting up of tents or camping overnight is not permitted.
  13. Portable sound systems are allowed at the barbecue areas provided that the volume of the sound systems is maintained at a reasonable level. The Management reserves the right to remove any of these equipment should it deem fit.
  14. The applicant shall ensure that the noise be maintained at a reasonable level. Noisy activities shall not be allowed after 10.00 p.m. The security personal may stop any gathering that may cause disturbance to neighbors after the usage timing.
  15. Written approvals shall be obtained from the Management to hold musical performances or activities eg. Live bands.
  16. Entertainment activity is not allowed at the barbecue area.
  17. Permission shall be obtained from the Management prior to hiring of additional tables and chairs to be used at the barbecue area.
  18. The Management shall not be held responsible for any injuries, damage or loss sustained by resident and their guest during the use of these pits.
  19. The Management, in its absolute discretion, reserves the right to reject any application and revoke any permit granted. The Management shall not be liable for any damages arising from the rejection of the application or revocation of the permit.

Children Playground & Jogging Track

  1. Opening Hours : 7:00am to 10:00pm
  2. The children play area is for children under twelve (12) years of age. All children must be constantly accompanied by the parent or supervising adult who shall be responsible for their safety and proper behavior.
  3. No livestock, poultry, dog, cat or other household pet shall be allowed in the children play area.
  4. No food and beverage is allowed in the children play area. Smoking is strictly prohibited.
  5. Resident is to vacate and keep clear of the children play area during shower, rain or thunderstorm.
  6. The Management shall not be held responsible for any injuries, damage or loss sustained by resident and their guest during the use of the children play ground.
  7. Resident who shall exercise at the jogging track area shall exercise in due care when using them.
  8. Resident using the jogging track and fitness station early in the morning or late at night from disturbing other residents.

Coaches & Lessons

  1. Swimming Coaching Hours
    Mondays - Fridays :9am to 9pm
    Saturday, Sunday & Public Holiday : 9am to 12 noon
  2. Only one sessions of lesson is allowed per time slot on Saturday, Sundays & Public holidays. Two sessions are allowed during weekdays. Maximum 6 students per course/class.
  3. Coaching is restricted to residents of Sunglade only. No coaching shall be for resident's friends or other personals at any time.
  4. The maximum number of coach is limited to 3, based on a first come first served basis.
  5. The coach and students shall wear proper swimming attire deemed acceptable by The Management at all times when they are swimming in the pool.
  6. All learners shall learn swimming within the designated areas and shall not obstruct other swimmers from using the pool.
  7. The Management reserves the right to impose charges on the coach for the use of the swimming pool to conduct swimming lessons.
  8. The coach must not use the swimming pool with knowledge that he/she is suffering from open wound infections or contagious diseases.
  9. The coach shall be responsible for the behavior of the students during the session.
  10. The coach shall indemnify the Management and its agent against any action, claims and liability for any injury, loss of life or damage to property howsoever caused relating to or arising from the coaching session.
  11. The Management reserves the right to revoke permission granted without assigning any reasons whatsoever and such decision shall be final and without subject to challenge and amendment to any of the above conditions from time to time.
  12. Applicant is to pay a refundable deposit of $200.00 which is forfeited for non-compliance of the above rules.

Function Room

  1. Only resident with a valid Facilities Card is permitted to book the function room at the Management Office during office hours. All bookings are accepted on a first-come-first serve basis.
  2. Bookings shall be made in person not more than one (1) month in advance at the Management Office during office hours. The application form shall be completed and submitted to the Management Office together with the payment of a non-refundable booking fee of S$20.00 per session and a refundable deposit of S$50.00.
  3. Each apartment is entitled to book one (1) session per month subject to the availability of the function room.
  4. Cancellation of bookings shall be made at least one (1) week before the booked date. In this case, the booking fee of S$20.00 shall be refunded. The resident shall then choose to book another date.
  5. The deposit of S$50.00 is required when making a booking to ensure that the premises used is left in a clean and satisfactory condition as determined by the Management. The cost of cleaning and additional charges, if any, shall be deducted from the deposit and the balance be refunded to the resident who has made the reservation. However, if the cost of cleaning or repair to the damage exceeds the deposited amount, the resident shall be billed for the difference.
  6. Telephone or online bookings shall not be valid unless the residents have proceeded to make the deposit and fee payable at the Management office.
  7. The resident who placed the reservation shall be held responsible for the cleanliness of the function room and its surroundings.
  8. Usage of steamboat is not allowed in the Function Room.
  9. The function room shall only be used for functions such as weddings, birthday parties or any social functions approved by the Management.
  10. The function room shall not be used for commercial, religious, political, company gatherings or any illegal activities.
  11. The maximum number of guest allowed to use the function room shall not exceed twenty (20) persons at any one time.
  12. The applicant shall ensure that the noise is maintained at a reasonable level. Noisy activities shall not be allowed after 10.00 p.m. The security personal may stop any gathering that may cause disturbance to neighbors after the usage timing.
  13. Decorations shall be secured only with the use of 'blue tac' so as to protect the surface of the walls and ceiling boards. All decorations shall be removed after the function.
  14. All tables, chairs, equipment brought into the function room for the approved function shall be removed from the function room on the same day, if not by the next day before the first session of the day.
  15. No cooking is allowed and washing of cups, plates and other utensils are to be done only at the designated area.
  16. Smoking is strictly prohibited in the function room.
  17. All bookings are not transferable.
  18. The resident shall indemnify the Management against all action claims and demands that may be brought or made against the Management by any person or persons on account of or attributable to the use of the function room.
  19. The Management shall not be held responsible for any injuries, damage or loss sustained by resident and their guest during the use of the function room.
  20. The Management in its absolute discretion reserves the right to reject any application and revoke any permit granted. The Management shall not be liable for any damages arising from the rejection of the application or revocation of the permit.

Gym

  1. Opening Hours : 5.00am to 12.00am
  2. Only resident and their guest may use the facilities in the gym. Guests shall be accompanied by the resident who shall ensure that their guest comply with the rules and regulations contained herein.
  3. Resident may enter the gym using the access card.
  4. Resident may bring up to a maximum of two (2) guests at any one time.
  5. No smoking, drinking, eating, gambling or other activities, is permitted in the gym.
  6. Private training or coaching classes shall not be conducted without prior written approval from the MCST.
  7. Due care shall be exercised when using the equipment in the gym and these must be returned to their proper places after use. No equipment shall be removed from the gym.
  8. Children under the age of twelve (12) years of age are not permitted to use the gym. Those between twelve (12) to sixteen (16) years old must be accompanied and supervised by an adult.
  9. All persons using the gym shall be properly attired.
  10. The Management shall not be liable for any mishaps, injury or loss sustained by resident and/or their guest, howsoever caused during the use of the gym.
  11. Any damages shall be reported to the Management immediately. If the damage is not from normal wear and tear, the user shall not be held responsible for its repair and replacement.

KTV

  1. Only residents with a valid Facilities Card are permitted to book the karaoke room at the Management Office during office hours. All bookings are accepted on a first-come-first serve basis.
  2. Bookings shall be made in person not more than one (1) month in advance at the Management Office during office hours. The application form shall be completed and submitted to the Management Office together with the payment of a non-refundable booking fee of S$20.00 for weekdays, weekends and Public Holidays per session.
  3. Each apartment is entitled to book one (1) session per month subject to the availability of the karaoke room.
  4. Cancellation of bookings shall be made at least one (1) week or alternatively the resident may chose to book another date. In this case, booking fee is non-refundable.
  5. The deposit of S$50.00 is required when making a booking to ensure that the premises used is left in a clean and satisfactory condition as determined by the Management. The cost of cleaning and additional charges, if any, shall be deducted from the deposit and the balance be refunded to the resident who has made the reservation. However, if the cost of cleaning or repair to the damage exceeds the deposited amount, the resident shall be billed for the difference.
  6. Telephone or online bookings shall not be valid unless the residents have proceeded to make the deposit and fee payable at the Management office.
  7. The resident who placed the reservation shall be held responsible for the cleanliness of the karaoke room and its surroundings.
  8. The karaoke room shall only be used for functions such as weddings, birthday parties or any social functions approved by the Management.
  9. Residents need to ensure the remote controller is in working condition before taking and handling over from the security guard. A replacement fee of $200.00 will be imposed if the remote is damage.
  10. The karaoke room shall not be used for commercial, religious, political, company gatherings or any illegal activities.
  11. The maximum number of guest allowed to use the karaoke room shall not exceed twenty (20) persons at any one time.
  12. Smoking is strictly prohibited in the karaoke room.
  13. All bookings are non-transferable.
  14. The resident shall indemnify the Management against all action claims and demands that may be brought or made against the Management by any person or persons on account of or attributable to the use of the karaoke room.
  15. The Management shall not be held responsible for any injuries, damage or loss sustained by resident and their guest during the use of the karaoke room.
  16. The Management in its absolute discretion reserves the right to reject any application and revoke any permit granted. The Management shall not be liable for any damages arising from the rejection of the application or revocation of the permit.

Reading Room

  1. Opening Hours : 8.30am to 10pm (Monday-Sunday & Public Holiday)
  2. Only resident and their guest shall use the facilities in the reading groom. Guest shall be accompanied by a resident who shall be accompanied by the resident who shall ensure that their guest comply with the rules and regulations.
  3. Resident may access to the reading room using their resident access card.
  4. Resident may bring a maximum of two (2) guests at any one time.
  5. No smoking, drinking, eating, gambling or other activities, is permitted in the reading room.
  6. The Management shall not be liable for any mishap, injury or loss sustained by the resident and/or guest, howsoever caused during the use of the reading room.
  7. Any damages shall be reported to the Management Office or guard House immediately. If the damage is not from normal wear & tear, the user (s) shall be held responsible for its repair & replacement.

Sauna

  1. Opening Hours : 7am to 10pm
  2. Only resident and their guest may use the facility. Guest shall be accompanied by the resident who shall ensure that their guest comply with the rules and regulations contained herein.
  3. Eating, Drinking and smoking are strictly prohibited.
  4. People with hypertension or heart ailments shall not use this facility.
  5. Resident may bring maximum of two (2) guests at any one time.
  6. User is advised to shower before entering the sauna.
  7. The door to the Sauna shall be closed at all times.
  8. Children below the age of sixteen (16) years of age shall not be allowed at the sauna unless accompanied by their parent or supervising adult who shall be responsible for the behavior of their children and guest.
  9. No male person shall enter the sauna for the female reserved and vice versa.
  10. Any damages shall be reported to the Management immediately. If the damage is not from normal wear & tear; the user shall be held responsible for its repair and replacement.
  11. The Management shall not be liable for any mishaps, injury or loss sustained by resident and their guest during the use of the sauna.

Swimming Pool, Kid's Pool & Jacuzzi

  1. Opening Hours : 7.00am to 10.00pm (Monday to Sunday & Public Holiday)
  2. Only resident and their guest may use the pools. Guests using the pools shall be accompanied by the resident who shall ensure their guest comply to the rules & regulations contained herein.
  3. The maximum number of guest per apartment who may use the pool shall not exceed four (4) persons at any one time.
  4. Children under twelve (12) years of age must be accompanied and supervised by their parent or adult when using the pool. All children with diapers must wear plastic pants or proper attire.
  5. There shall be no lifeguard in attendance, as such all resident and guest using the pool do so at their own risk. All swimmers are to refer to the pool rules displayed by the poolside and observe the necessary precautions while using the pool.
  6. All swimmers shall be in proper swimming attire (T-shirts and shorts are not allowed). The Management shall prohibit any person from using a swimming costume that is in the opinion of the Management, improper or may cause embarrassment to others.
  7. Pool users are required to dry themselves before leaving the pool area and changing area.
  8. Private coaching sessions are not to be conducted in the pool without first obtaining the written consent from the Management.
  9. Surfboards. Snorkeling and scuba diving gear ( ie masks, snorkels, flipper, diving suits etc) glass masks or glass goggles, bulky inflatable toys, boats and similar objects are not allowed in the pools. Plastic goggles are permitted and children can play with small toys.
  10. No pets are allowed in the pools or the vicinity.
  11. Ball sports, Frisbee playing, roller-skating, bike riding, skate boarding, roller-blading, horse playing and other similar activities shall not be permitted in the pool area.
  12. Strictly, no diving is permitted.
  13. Food, beverages and smoking shall not be permitted in the pools or the vicinity.
  14. All litters shall be disposed of in the rubbish bins.
  15. The life buoys are strictly for emergency use only and must not be removed from the racks except for saving lives.
  16. No poolside furniture shall be removed from the pool area. Misuse of poolside is strictly prohibited. Deck chairs and other poolside furniture may not be reserved. Persons vacating the pools area must remove all their belonging.
  17. The Management reserves the right to close the pool for maintenance and repair purposes or other reasons as they deem fit.
  18. Swimmers are not allowed in the pool for maintenance and repair purposes or other reasons as it deems fit.
  19. While the management shall take precaution to ensure the safety of the person(s) using the pools, it cannot assume reasonability for any loss or damage to any personals property, injury or death arising from the carelessness or negligence on the part of the person (s) concerned, or arising from the failure to abide by the rules.

Tennis Court

  1. Opening hours : 7.00am to 10.00pm (Monday & Sunday & Public Holidays)
  2. Only resident with a valid Facilities Card is permitted to book the courts at the Management Office during Office Hours and at the Guard House after office hours. All bookings are on a first-com-first serve basis.
  3. All bookings are not transferable.
  4. Each apartment is allocated at maximum of two hours per session or one hour session per week.
  5. After a resident's entitlement has been used up for a week, current bookings of one-hour are permitted subjected to availability within 15 minutes before playing time.
  6. Resident who are unable to turn up for their session shall inform Management Office or Guard House one ( 1) hour before session, falling which the bookings shall be automatically cancelled after 15 minutes from the appointed time.
  7. No smoking, drinking, eating, gambling or other activities, other than the respective game is permitted in the court.
  8. All payers shall be in proper attire for the game. Use only non-marking types of shoes and balls. Any player found not complying with such rules shall be barred from the court.
  9. All players shall not be permitted into the court without valid booking slips.
  10. Resident shall produce their facilities Card for identification before the security personnel switches on the lights for the courts.
  11. At least one resident from the apartment who booked the court must be present when their guest is playing.
  12. Only four (4) persons are permitted into the court at any one time.
  13. Players are to vacate and keep clear of the tennis courts during rain shower or thunderstorm.
  14. Resident shall be held responsible for any damage caused by their guest or themselves. Any existing damage caused by the guest or themselves. Any existing damages shall be reported to the Management Office or Guard House immediately prior to the commencement of the game.
  15. Private coaching sessions not to be conducted without first obtaining written consent from the Management.
  16. Competition and friendly matches with other Condominiums, clubs or groups shall only be organized when approval has been obtained from the Management, one (1) month prior notice is required.
  17. The Management shall not be held responsible for any injuries, damage or loss sustained by resident and their guest however caused during the use of the tennis court.

Renovations

Residents must not, without consent from the Management, carry out any alterations or install any fittings or fixtures that deviate from the approval plans and specifications. The Subsidiary Proprietor will be responsible for and shall pay for fines or penalties imposed by any government department for any unauthorized additions and/or alterations found within their apartments.

  1. Type of Work
    The applicant and his nominated sub-contractors can only carry out the type of work specified in the "Application for Renovation" form which must be submitted to the Management of Sunglade at least three (3) weeks before commencement of work.
  2. Working Hours
    1. Work can only be carried out after receipt of "Approval for Renovation" and, unless otherwise provided, within the following hours:
      Mondays to Fridays 0900 hrs to 1700 hrs
      Saturdays 0900 hrs to 1230 hrs
      Sundays & Public Holidays Strictly Not Allowed
    2. All works causing noise disruption such as hacking, knocking, hammering, drilling etc. and painting/ varnishing works which generate strong odour are to be carried out between 1000 hrs and 1700 hrs from Mondays to Fridays.
    3. Hacking shall be carried out in five (5) working days. Written application must be submitted to the Management if extension of work duration is required.
    4. Maximum work duration is one (1) month. Written application must be submitted to the Management if extension of work duration is required.
    5. The applicant shall obtain prior written approval from the Management to carry out work beyond the hours stipulated, provided such extended work does not disturb the residents.
  3. Deposit
    1. The applicant shall pay a deposit of S$500.00 (for minor renovation) / S$1,000.00 (for major renovation e.g. hacking) / S$300.00 (for air-conditioner chemical washing) (cheque made to payable to "MCST 2874") which will be refunded free of interest upon the completion of renovation work. Any hacking work involved, deposit will only be refunded after 3 months of renovation and subject to all claims by the Management for damages to the common property and/or properties of subsidiary proprietors in Sunglade.
    2. If the deposit is insufficient to meet the claims of the Management, the applicant shall pay the difference between the said deposit and the amount so claimed by the Management. The whole deposit would be forfeited with advanced notice if any of the conditions stated herein were not complied with.
  4. Security
    1. All workers of the applicant and that of his sub-contractors shall inform the Security Personnel at the Guard House of their intention to enter any unit to carry out renovation work.
    2. All contractors must report at the Security Guard House checkpoint to obtain identification cards, and must wear these identification cards at all times.
    3. The applicant shall be responsible for the good conduct and behaviour of all workers and that of his sub-contractors while they are in Sunglade.
    4. Any worker found misbehaving and/or refusing to comply with the security procedures will be removed from Sunglade.
  5. Use of Lifts in Sunglade
    1. All deliveries/ removals workmen shall use only designated lifts and staircases directly serving the apartment they are going, so as not to inconvenience other residents. Packing and construction materials must be removed and disposed off by the occupants on the same day as they are being brought in. The lifts shall not be held unnecessarily and not longer than 10 minutes at a time.
    2. The applicant shall pay a non-refundable padding fee of $20 for the rental of canvas protection for the lift with the management office during registration and shall ensure that adequate protection is given to the lift wall and flooring when carrying furniture and fittings to and from the apartment unit.
  6. Cleanliness
    1. The applicant shall maintain the general cleanliness of the common property used by all his workers and those of his contractors. The applicant must ensure that any area, soiled by his workers and that of his sub-contractors, is cleaned up immediately to the satisfaction of the Management.
    2. No debris should be placed/ left at any part of the common property.
    3. At the end of each day, all debris must be removed from the common property. No rubbish or building material shall be thrown down the rubbish chute.
    4. During chemical washing of air-conditioner compressor, please do not affect the below units. If below units are affected,the refundable deposit of $300.00 will be forfeited.
  7. Other Terms and Conditions
    1. The applicant shall allow any authorized representative of the Management into the unit under renovation for the purpose of checking that no unauthorized work is being carried out.
    2. The Subsidiary Proprietor or the contractor undertakes to comply with all statutory regulations and in the case of renovation requiring permits from the relevant authorities, such as the Building & Construction Authority, Urban Redevelopment Authority, Public Works Department, etc the onus is on the owner and the contractor to secure such permits to the satisfaction of the Management before commencing such renovations. The Management's approval of the renovation works shall be subject to approval from the relevant authorities; and shall not constitute a wavier on the applicant's part to ensure approval from the relevant authorities.
    3. Where necessary, the Subsidiary Proprietor may be required to submit for the consideration of the Management, the requisite approval from the relevant authorities before approval is granted for renovation work.
    4. If the Subsidiary Proprietor or the contractor fails to secure such permits when such permits are required by the statutory regulations to comply with such statutory regulation, the owner or contractor shall be liable for such expenses incurred by the Management as a consequence of such breach.
    5. The Management reserves the reserves the right to reject any applicant or revoke any approval granted by its own discretion. The Management shall not be liable for any damage arising from the rejection of the applicant or revocation of approval granted. Approval shall not be unreasonably withheld.
    6. The following general guidelines for renovation work shall be strictly adhered to:
      1. No hacking of any structural wall, beam, slab or column
      2. No re-running of the common electrical system.
      3. No alteration to or relocation of external windows.
      4. No alteration to or relocation of balconies or doors and doorways.
      5. No raising of the floor level or increasing the total load of the floor.
      6. No trellises of any design.
      7. No permanent or retractable clothes hanging devices protruding beyond the units boundary other than those approved by the Management or if prior written approval had been given from the Management.
      8. The installation of railings or grilles for the windows, doors, balconies or any part of the unit shall be done only for the purpose of security and according to the colour scheme and design as specified by the Management.
    7. Air-conditioning units shall be installed in positions in conformity with other units and in a position approved by the Management.
    8. All sunshades window film shall be subject to the approval of the Management.
    9. The Subsidiary Proprietor shall ensure that works to be carried out will not in any way affect the structure of the building or the common property nor will it in any way cause any nuisance to other residents.
    10. When requested, plans for the renovation works will have to be submitted to the Management.
    11. Waterproofing - No hacking of wet areas without prior written approval from the Management.
  8. Unauthorized Renovation Work
    1. The Management reserves the right to take legal proceedings against any unauthorized renovation work carried out in the unit.
    2. The applicant or the Subsidiary Proprietor will indemnify the Management against any loss, damage or costs of legal proceeding arising from such works regardless of whether or not it arose from the negligence of the owner, contractor or any of their servants or agents.
    3. Such indemnity must be made on the prescribed form that shall be submitted along with the "Application for Renovation".
  9. Safety Requirements for Works of Engineering Construction
    1. Such indemnity must be made on the prescribed form that shall be submitted along with the "Application for Renovation".
    2. The Contractor shall be responsible to provide all necessary safety devices and safety precautions to eliminate danger to its workmen, occupants, staff and the general public and property of others.
  10. Risk Management
    1. The Contractor shall be responsible for compliance with the requirements as stipulated in WSH (Risk Management) Regulations and submit a risk assessment of the work to the MCST before commencement.

Removals

  1. Bulk delivery and house moving shall be carried out during the following
    Mondays to Fridays 9am to 5pm
    Saturday 9am to 1pm
    No work shall be carried out on Sunday and Public Holidays
  2. Resident is required to inform the Management one (1) week in advance of their schedules for such removals. Residents shall register with the management office when large items are moved in or out of their units when such a move has a high probability of accidentally damaging common property such as the lift interior.
  3. The resident shall place a deposit of $500 and a fee of $20 for the rental of canvas protection for the lift with the management office during the registration. The deposit shall be returned without interest after the management office is satisfied that the completed work / removal did not result in the damage of any common property. In the event that any damage is done, the owner shall be fully liable to rectify them to the satisfaction of the Management within seven (7) days from the notice served by the Management. Failing such, the Management reserves the right to make good the damages, deduct the rectification costs from the deposit, and recover any remaining costs from the owner.
  4. Vehicles taller than the height limit of the car park will not be allowed to enter the basement areas.
  5. Residents must ensure that only one lift is used for the work and that the lift has been fitted with protective coverings. The protective coverings may be obtained from the Management Office / Security Guard Post. If this is not available, the applicant shall ensure that such protection is provided.
  6. Residents must ensure that the work does not cause any nuisance to other residents. This means not obstructing other vehicles in the car park, not to park overnight, not to deposit furniture or other items in any place except those areas designated by the Management.
  7. Resident is not allowed to tap water / electricity supply from the common property for their personal use.
  8. All deliveries / removals workmen shall use only designated lifts and staircases directly serving the apartment they are going, so as not to inconvenience other residents. Packing and construction materials must be removed and disposed off by the occupants on the same day as they are being brought in. The lifts shall not be held unnecessary and not longer than 10 minutes at a time. Unwanted materials, debris, etc shall not be left unattended or disposed of at the corridors, lift lobbies, fire escape staircases or any other common property. The Management reserves the rights to hold back any deposit until the above have been cleared and rectified or deny exit to any contractors found to have abandoned the above said items within the estate.
  9. The applicant shall ensure that adequate protection is given to the lift wall and flooring when carrying furniture and fittings to and from the apartment unit.
  10. All contractors engaged to carry out such removals shall report to the guardhouse to obtain identification passes and shall wear their passes at all times prior to carrying out the work each day; falling which the management reserves the rights to refuse entry to unknown persons, not being a resident, whose reasons for being present in the Condominium cannot be verified. The Condominium security reserves the right to question any person found without a working pass. The Contractor shall be responsible for compliance with the requirements of any law, regulation, by-law or public authority relating to site safety at all times and shall bear all costs and expenses connected in compliance with the same.
  11. The contractor shall be responsible to provide all necessary safety devices and safety precautions to eliminate danger to its workmen, occupants, staff and the general public and the property of others. The Contractor shall be responsible for compliance with the requirements as stipulated in WSH (Risk Management) Regulations and submit risk assessment of the work to the MCST before commencement.

Use of Housing Units & Common Areas

Every Subsidiary Proprietor / Resident shall:

  • Submit the names and particulars of all occupants, contact numbers and other information required by the Management.
  • Inform the Management office if they are away so that arrangement can be made for security measures.
  • Ensure that their plants are maintained in a manner that shall not deface the façade of the building, create a nuisance or be a danger to others.
  • Prevent stagnant water in pots, pans, etc, resulting in breeding mosquitoes.
  • Allowed only authorized sports at the common property designated for such purpose.
  • Inform the Management one (1) weeks in advance when there is transportation of building materials, equipment, machinery or any other bulky goods so that arrangements can be made for the use of lifts.
  • Ensure that their contractor who wishes to transport building materials, furniture/furnishing or any other bulky goods must be use appropriate coverings for all sides and floor of lift car. Furniture, furnishing equipment or other common property shall not be damaged or removed form the location.
  • Be liable for all costs and expenses incurred in replacing or restoring any damage to the common property if the resident, his guest or his contractors cause such damage.

Use of Housing Units & Common Areas

Every Subsidiary Proprietor / Resident shall not:

  • Use or permit their unit to be used for any purpose other than for private residential dwellings unless otherwise approved by the competent authority under the Planning Act.
  • Permit the floors, walls or roofs within the Condominium that shall cause an increase insurance premium rates or the cancellation, invalidation or non-renewal of existing insurance policies.
  • Deface, cause damage nor use a playground, lifts, lobbies, common corridor, staircases, walls and walk-ways in the front areas of the Condominium.
  • Mark, paint, drive nails or screws or otherwise damage or deface any structure that structure that forms part or adjoins the common property.
  • Use the lobbies or any other common property of the Condominium for any private or public functions without prior written consent from the Management.
  • Make excessive noises or engage in offensive conduct. Any occupant, guests or servant using the common property of the Condominium between the hours of 10.00pm to 7.00am shall do so quietly so as not to cause any disturbance or annoyance. Radio, hi-fi equipment, television sites, musical instruments and other like equipment shall be kept at reasonable volume at all times.
  • Keep, store or use explosives of any nature in the housing units. Petroleum products kept or stored shall be limited to the usual quantities incidental to the occupancy of a private residential unit.
  • Use or store any flammable chemical, liquid etc that are a potential fire, safety or health hazard.
  • Cook in the common property of the Condominium other than the designated areas.
  • STORE GOODS OR OTHER ITEMS IN THE COMMON PROPERTY.
  • Ride, use or leave in any corridor, stairway or the pool side deck any bicycles, tricycles, riding toys, roller skates, skateboards and the likes.
  • Throw any objects especially food waste in the refuse chute without placing and securing them in suitable bags (for environmental health reasons) or dispose any large object or smoldering items into the refuse chute that shall cause obstruction or fire in the refuse chutes.
  • Hold any political or religious activities or gatherings in the common property.
  • Allow or keep pets within or in the common property including lifts, passages, lobbies, front and back gardens, swimming pools, children playgrounds, etc which may cause nuisance or annoyance to others. Subsidiary Proprietors shall be responsible for any inconvenience or harm caused to others including clearing of pets dropping in the common property. Pets shall be in a leash in the common property.
  • Paste any advertisement, circulars or notices at lift lobbies or in other common property by the resident. Resident shall approach the Management for the display of notices on the Notice Board.
  • Video-filming or photo taking of any part of the common property without prior consent from the Management.
  • Organize sale auction in housing unit. Garage sale shall be permitted only with prior consent from the Management and provided that they shall not cause any nuisance or inconvenience.
  • Install any television antenna, air-con and other equipment on the rooftop, common property, other parts of the Condominium, balcony, veranda and or extent part of the housing unit without prior consent from the Management.
  • Erect any air-conditioning condenser, extractor fans, awnings, shades, screens, venetian blinds, bamboo sticks, window grills, door grilles, yard grilles and other like items without prior consent from the Management.
  • Hang items that shall clutter the look of the Condominium Facade. In particular, textile items shall not be hung from poles that protrude through the windows, balconies or roofs of the housing units.
  • Vandalize or dirty the lifts. No wet bathing suits, smoking, drinking or eating shall be permitted in the lifts. Lifts shall be solely for passenger use only. Children below seven years of age ( 7 years old ) when using the lift must be accompanied by an adult resident.
  • Prop open or obstruct the lifts doors or in any way that shall interfere with the normal functioning of the lifts. IN AN EVENT OF A FIRE BREAKOUT, NO LIFTS SHALL BE USED. All residents shall leave the Condominium by the escape stairways.
  • Hold customary or traditional rites (eg funeral wakes) with the Condominium.
  • Burn incense paper, joss sticks and candle at the common property. Proper containers shall be used for the burning of the incense paper. Residents shall be required to pay for the damages to the common property caused by burning of the incense paper, joss stick and candle.
  • Erect shrine for any purpose in any part of the common property.
